Issuance of New Tax Declaration upon Transfer of Ownership of Real Properties / Segregation of Portion/s or Consolidation of Parcels


This service is availed of when the new owner transfers in its name the property conveyed or when an owner opt to segregate a portion of his property or consolidate at least two of his adjoining parcels of land.

CHECKLIST OF REQUIREMENTS

For Transfers: 
1. Notarized Deed of Conveyance (Sale, Donation, Extra/Judicial Settlement, etc.) 1 original and 1 photocopy from the Applicant’s file
2. Certificate Authorizing Registration (CAR) (1 photocopy) from Bureau of Internal Revenue (BIR)
3. Certificate of Payment of Real Property Tax (1 original copy) from City Treasury Office
4. Certificate of Payment of Transfer Tax (1 original copy) from City Treasury Office
5. Sketch Plan (for transfer of a portion)    from Surveyor
6. Notarized authorization if transaction is done by a representative from Applicant

For Segregation / Consolidation:    
1. Requirements No.1,3,5 & 6 on Transfers from As stated
2. Request of the owner-applicant in affidavit form from Applicant

Steps Service Details
1 Client Steps:  Sign in the Logbook at PACD
Agency Action: Give the logbook to the client with the instruction to proceed to Table No. 03 after signing

Processign Time: 2 Minutes    
Person Responsible: Public Assistance & Complaints Desk Officer (PACD)
2 Client Steps:  Submit the required documents at Table 03​​​​​​​
Agency Action: Receive and verify the documents submitted and instruct the applicant to fill out sworn declaration of Fair Market Value(FMV) form​​​​​​​
Fees to be Paid: None
Processign Time: 20 Minutes    
Person Responsible: Taxmapper–III from the City Assessor’s Office
2.1 Client Steps:  Fill out sworn declaration of FMV form and return the same after completing​​​​​​​
Agency Action: Schedule site inspection with the client
3 Client Steps: Accompany City Assessor’s Office Personnel during site inspection as scheduled    ​​​​​​​
Agency Action: Conduct site inspection on actual use and other improvements​​​​​​​
Fees to be Paid: None    
Processign Time: 2 Working Days from receipt of the documentary requirements    ​​​​​​​
Person Responsible: Taxmapper –III from the City Assessor’s Office
3.1 Agency Action:  Prepare the Field Appraisal and Assessment (FAA) and the new tax declaration/s and call client in case the work is done earlier.​​​​​​​
4 Client Steps: Return to City Assessor’s Office and claim the owners copy of new tax declaration  ​​​​​​​
Agency Action: Release the owner’s copy of new tax declaration and instruct client to sign the logbook​​​​​​​
